This
inspection is of the following readily accessible and visible major elements of
the building: foundations, framing, roofing, siding, walls, floors, ceilings,
HVAC, plumbing, electrical, and built-in kitchen appliances. This inspection
will be performed in accordance with the Standards of Practice established by
the North Carolina Home Inspector License Board, the National Association of
Home Inspectors (NAHI) and the American Society of Home Inspectors (ASHI) and
is limited to these items only. This inspection does not include code
compliance, geological investigation, design adequacy evaluation, material
analysis or health and environmental concerns, i.e.; asbestos, radon, mold, and
lead based paint.
Integrated
Inspection Services does not provide instruction on the operations of any of
the house systems or insure their internal condition. The systems and
appliances are operated when applicable and visually inspected; they are not
disassembled for internal evaluation. Internal wear or damage not
accessible without disassembly is not evaluated. The home inspector cannot
turn on any appliance that has been turned off at a main disconnect or service
entry. The home inspector cannot move any of the furniture or personal
belongings of the home on the interior or exterior of the property.
The client acknowledges that this inspection and report reflect only those
conditions that could be ascertained through limited interview and observation
at the time of inspection. Due to the complexity and the number of
elements inspected in a limited time period, and the fact that all judgments
are made without the benefit of exhaustive evaluation, Integrated Inspection
Services cannot and does not represent that conditions not commented on do not
exist or that the inspector is infallible in his judgments.
A Home Inspection is intended to assist in the evaluation of the general
condition of the building. The inspection is based on observation of the
visible and apparent condition of the building and components on the date and
time of the inspection.
Consequently,
since a home inspection is not intended to be an insurance policy against
undisclosed or future defects, Integrated Inspection Services liability for any
client post-inspection claims is limited to a maximum of the inspection fee.
Your
inspector is not a licensed structural engineer or other professional whose
license authorizes the rendering of an opinion as to structural integrity of a
building or the condition of its components or systems. You may wish to seek
the professional opinion of a licensed engineer or other professional regarding
any possible defect or other observation set forth in this report.
Specialty
equipment such as swimming pools, hot tubs, security systems, septic systems,
wells, intercom systems, telephone lines, computer networks, cable TV,
irrigation systems, invisible fences, low voltage lighting, and other like
items are not inspected under the terms of this contract and should be tested
by experts in the field.
